Yeah, if some sort of bistro helps at that end then absolutely. I hate the idea of pokies at Ballymore and I'd expect the local backlash to that would be massive.
Anecdotally (my mum lives just up the road), the Wests redevelopment including Pitch & Fork has really boosted their image within the surrounding community. Having a local joint with a nice vibe and good food and coffee really helps to offset the negative feelings around parking/traffic and noise.

Ballymore has development approval under a MID, which limits what it can be used for. Even getting approval to slightly commercialise the area was a big win, pushing for pokies or all bistros/restaurants is going to be a stretch too far
Yeah just had a quick look at the MID - very restrictive. No scope for any form of adjacent development or commercial activity. Explains why they're going with food trucks at the venue too, instead of food/bev facilities.

The issue of insufficient public transport, and significant investment required to rectify this, led to a significant scaling back of the master plan too. Probably means improved transport options are off the cards.

You do have to wonder how that might impact its functionality as an Olympic venue.

The MID actually allows them to also host allied health services and other sport related businesses. Overall it was a net gain whereby the existing DA process through council didn’t support this. Once the new facility opens, the exsisting ‘rugby house’ at Ballymore will be repurposed as an allied health facility giving the QRU a rental income.

it also means they dont have to pay BCC infrastructure charges on developments. Which saves quite a bit.

There was some discussion on the Twitter feed about these numbers. Apparently they exclude school outreach programs like AusKick etc. Which traditionally sporting orgs. have used to significantly inflate their numbers.

Do they also exclude kids being counted multiple times in rugby platforms?
School
Club
7s tournaments
Gala Days
etc.

I remember that being asked a few years back when the ARU (as it was) got caught out boosting participation numbers for a range of reasons.

If we consider having 30 people per grade, being XV + bench + injury cover, that 65,509 humans = 2184 Grades...

Which would be roughly equivalent to 312 clubs of SRU size (4 Grades + 3 Colts) in QLD alone.

That seems like a lot, considering not everyone has 4 Grades of 30 + 3 Colts of 30.

The schools and junior club numbers might explain it of course.

Previous DA was a dog. Allowed only 1000m2 of commercial leases and only to sports medicine (not allied health, which includes physio etc). New approvals allow 5000m2 of allied health or sports admin. Massive gain.
suspect you'll find canteens and bars were demolished because they were crap and it took 20mins to get a flat beer. Sounds much better to have smaller bars (can one of them be a Bundy bar) like GPS, spread out around the field.

Given how many breweries are popping up, I'm surprised no-one has tried to their hand with "Ballymoore Brew Pub".

Newstead brewing had the Ballymore lager, but that partnership is unfortunately no longer. The area is too residential for a genuine brewery, but Archer Brewing just opened nearby in Wilston - could be a partnership waiting to happen there.

I believe the craft beer sponsorship there ended because XXXX came over the top with a much larger offer to be the sole sponsor. The guys at Newstead are big rugby supporters so they were sad to be forced out, but understood the decision and were pretty happy for the QRU to get paid:
For all the runs on the board for 2019, it was not without its challenges. We experienced first-hand the strong-arm tactics of the major breweries. For the last two years we were privileged to be the Official Craft Beer Sponsor of QLD Rugby. QLD Rugby have made the disappointing decision to discontinue our partnership for 2020, as they were offered an enormous increase in their support from Lion, to be the sole beverage partner. And fair dues to QLD Rugby, we are all aware of the state of Rugby in Australia, and I am personally very happy for anything that will boost the game in QLD, even to Newstead’s detriment. The experience did, however, solidify the reason I am so passionate about Newstead, where not every decision needs to be a commercial one.

How about a beer in a Maroon can or Stubbie label named just… ‘QUEENSLANDER’ ! It would definitely sell well if it was half decent…

That's what they all say! Until the big boys make THE offer, and they'll end up becoming another arm of Lion. Surprised they have held out this long honestly. It'll probably come full circle though and they'll end up producing the Ballymore lager again down the track. It is... inevitable.
